Our markets here in Phelps and Pulaski Counties are different from any other market. There are several things that local people take for granted and assume others know when considering a home purchase or renting. I seek to dispel some "myths." These items have struck fear in buyers and renters alike.
-Propane. Propane is used in rural parts of our state and others, but a totally foreign concept for some. Propane gas is like natural gas in some ways and considered a safe fuel for heating and cooking. In most cases, propane is not metered monthly, instead, it is delivered when a customer calls. Tanks range mostly from 250, 500, and 1000 gallons for home use. I have literally had clients refuse to look at a property simply because it had propane. This is why I want to take the opportunity to educate buyers/renters about this fuel. Now, I will say if you are a poor money manager then this will take some due diligence and getting used to since propane can be more than $2/gallon or higher at times. Here are some helpful tips. Tip 1 - Buy your propane in the month of May when no one else is buying and you can save nicely per gallon. Tip 2 - if you don't check your tank level and you run out of propane in the winter, your plumbing can freeze...a rather unfortunate error.
-Lagoons/Septic Systems. The final destination for human feces may not be on your mind when deciding which home to purchase, but maybe it should be. These systems are effective if designed correctly and will provide years of reliable service. Lagoons and septic systems do require some maintenance in time. Lagoons will eventually need re-worked, and septic tanks will need pumped either annually or every two years in most cases.
-Wells. I have had some clients have major concerns with a home that has a well. Something you may not know, most cities in our part of the world get their "City" water from a well. Now that the secret is out, here are a few points to consider. Wells are very reliable if installed correctly. Wells should be tested annually to insure that there aren't undesirables found in the water. Other than that, drink it! It’s much better for you than soda. However, when hand poured over a fresh home roasted and ground Guatemalan coffee it is even better!
