I'm at times, asked about commercial real estate, and how it differs from residential. Commercial real estate is unique in that it covers a variety of different types of property. From income property, to business's, buildings, and even vacant land. Each have a different challenge, and investment guidlines.
Advertising a commercial deal is a more challenging prospect, and requires a broad approach. I view commercial and even residential listings in a way that location is not a prohibiting factor to the buyer. I expect a call from anyone, anytime, from anywhere! Commercial buyers can be based at their headquarters in any state or country.
Emotions are drastically different, and in my eyes one of the biggest differences in commercial versus residential real estate purchases. Commercial real estate is purchased based on a narrow set of parameters in many cases. It's a number game, and one that I enjoy and appreciate. Few commercial buyers "feel" anything. Show me the numbers. Residential buyers purchase more with emotion, they want to love a house to become their home.
Commercial relationships are one of the most crucial to me as an agent. These are developed by many ways. Attending "shows", seminars, and conventions are one thing our firm has done for many years. At these, real estate folks from many different companies are looking for something that fits their parameters. The location within the US may not matter, as long as it fits the parameters.
Expertise comes with experience, and this makes a difference. There are so many factors that come up during a commercial deal that never are even thought about during a residential transaction. Having experience provides value to my clients and tools to handle all these different factors in dealing with commercial real estate.
It amazes me how certain factors learned from the different types of real estate transactions provides knowledge in an unrelated deal. I feel that this provides an edge not always found in all agents.
